Many upscale preowned homes in gated and Golf Course communities have been updated. Those that have not can be purchased at a great price.  Opportunity to create a masterpiece doing your own designing and updating. Limited renewable warranty provided at closing.

PREOWNED NEGATIVES – Less energy efficient, changes in building code standards and age of the roof many times results in insurance costs 60% more on a new home same square footage. Sellers sometimes difficult to work with if home is found in need of repair .

NEW HOME BENEFITS – Semi/Customize to your colors, and designer up grades. Many different interior configurations for multgenerational living if required. Larger closets, Bathrooms, open floor plans, incentives, Warranty, and longer warranty on structure. Ammenities, many newer waterfront communities are being built with a significant insurance savings. ALL new homes tend to have lower insurance and energy costs. Most cases the first owner of a new home in most areas can cash out at resale.

 

AVERAGE SQUARE FOOTAGE FROM MLS March 31, 2017 

Charleston County :  $311,520   average Home Price    @      $175 per sqfoot

Dorchestor County :  $296, 118  average home Price    @      $115 per sqfoot

Berkeley County :      $270,570   average home Price    @      $113.56 per sq ft

+ Sqaure footage and pricing does not vary much new vs used. The major variations per sq ft based on opinion of Data is desirability of area, property condition.  Deep, Water front properties tend to price well over market value regardless of condition.
